<image:title>Publications - Barn Renovators Win Green Honor</image:title>
<image:caption>Old barn to become new ambulance base A better Midland Park location and more space By Evonne Coutros (Staff Writer) Midland Park – A new two-story ambulance corps headquarters expected to open on Godwin Avenue in November will offer a more central location for its members, according to a trustee of the foundation that has donated $1.7 million for the project. The building – a refurbished century old barn – will replace the smaller ambulance corps building on Pierce Avenue. “It will be out of a residential neighborhood and adds a bigger venue for functions” J.T. Bolger said of the new building. “And it’s another place for the community to gather.” Bolger is a trustee of The Bolger Foundation, which donated the land and financing for the 5,888 square-foot building. The conversion, according to Project Architect Peter Raymond Wells, keeps the same footprint as the barn, which has been renovated at least once in its 100-year past. The headquarters will house three bays for ambulance corps rigs, a trailer and equipment. There will be a dispatch office on the first floor and a second-floor meeting/training room for up to 80 people. It will be equipped with a commercial kitchen and have accessible bathrooms. The exterior will be upgraded with fiber cement siding and the interior will retain some of the old barn beams and vintage wood which will be stripped and used for trim. The 1.5 acre property at 471 Godwin Ave. was purchased for $850,000 from Marlow Park LLC by The Bolger Foundation said Bolger, whose Father, David Bolger, is the Charitable entity’s president. David Bolger is a philanthropist whose charitable gifts span the country. Bolger once lived on Brautigan Lane in the borough before moving to neighboring Ridgewood. “David Bolger approached us more than a year ago. HE came us with the idea to preserve the barn,” said Alan Kooreman, the liaison between the Bolger Foundation and the ambulance corps. “We’re getting particularly larger garage space for our ambulances, plus showers for decontamination, and more space for all our equipment,” Kooreman said. The ambulance corps’ presentation building will be sold and the money put into a fund for maintenance on the new building, he said. The building design meets Leadership in Energy & Environmental Design Standards, Wells said. The LEED program provided third-party verification of green building design. It will have environmentally friendly finishes and water saving-landscaping. The ambulance corps respond to more than 500 calls annually.</image:caption>

<image:title>Publications - The Historic Pease Building - 2009 Rehabilitation of the Historic Pease Building, Rigewood NJ For an Adaptive Use Project This category of preservation is for the successful rehabilitation of a building for a changed use while maintaining the original architectural integrity.</image:title>
<image:caption>The historic Pease Building has a rich history. In 1917, Ridgewood resident Gertrude Pease Anderson saw a community need for a public library and by her last will and testament established a fund to purchase a site and build a library which was to be named George L. Pease Memorial Library as a tribute to her late father, George L. Pease. The building served as Ridgewood’s only public library from 1923 through 1963 until finally the building could not accommodate Ridgewood’s growing need for a library with more services. In 1963 a much larger “main Library,” known today as the Ridgewood Public Library was constructed on North maple Avenue. Until 1995 the George L. Pease Memorial Library continued to operate as a branch of the Main Library. Funds derived from the lease or sale of the Pease Building was to be dedicated to the Main Library. The lower level of the Pease Building was leased but the upper levels were in need of rehabilitation if they were to be able to serve the public. In stepped long time generous resident, David F. Bolger, with an offer to completely renovate the Pease Building with funds from the Bolger Foundation. The magnificent rehabilitation work began in the fall of 2008 and transformed the two upper levels into prime professional office space. the main level and balconies were attractively divided into three office suites. A new illuminated tenant’s parking lot was created within the sloping front lawn. The building is up to code with new electrical and HVAC systems as well as being handicap accessible. In addition the Pease grounds were re-landscaped into lovely garden beds and stone terraces. The public is now welcome to visit and enjoy the restored lovely Pease lobby, which features fine examples of the original beautiful woodwork, an ornamental skylight and the Anderson murals.</image:caption>

<image:title>Publications - Blinds to Go - A Paramus Pinnacle</image:title>
<image:caption>Blinds To Go: Training and Development Center The site at 101 E. Route 4 housed a two-story building that was wedged into an irregular lot next to a four-story office building. The property was crowded with cars and there was nothing buffering the rear-yard residential neighbors from the busy highway. Enter the company Blinds To Go with its plan to establish a training and development center. The company turned to Peter Raymond Wells, whose firm designed a new three-story building that today is the Blinds To Go USA corporate office and signature retails store. The building includes a conference room for 40 people and a tiered classroom for 60 to host monthly meetings and bi-annual corporate retreats. It includes a gym with showers and an indoor cafe for onsite dining and relaxation, promoting the Blinds To Go culture of a sense of community. The building’s “green” components include roof-top solar panels, energy and water efficient mechanical, and the effectual use of insulation. The open floor plan and abundant use of glass allows natural light to pass entirely through the building. Responsible commuting is encourage with preffered parking spaces for low emission, fuel efficient and carpooling vehicles, as well as bike racks and posted bus route information. To be considerate to rear yard neighbors, Wells created a buffer with a “soft wall of peoples uses” - a cafe and outdoor terrace, which look onto wooded wetlands. The benefits from the $5 million property redevelopment have mushroomed: more than 100 contractors worked on the site for a year using high quality materials; the increased value in the property doubled the municipal taxes; and the nearly 50 employees, plus visitors (including Blinds To Go employees who come to the facility for meetings and training), contribute to the local economy and the spirit of corporate community.</image:caption>

<image:title>Residential - Estate Facade</image:title>
<image:caption>This new 4,300 square foot home was designed for a large extended family. With first floor kitchen, living and dining rooms, second floor bedrooms and family room, and third floor bedrooms, the three new floors of living space provided plenty of room for the family to stretch and retained room for a new income producing apartment on the first floor.</image:caption>

<image:caption>Family Estate On over 5 acres of land, this new home with its 4,200 square feet of living space and another 1,500 square feet of porches and decks has generously sized rooms to accommodate the growing family's needs and their things. Included in the project was a new 3 car, detached garage with an apartment.</image:caption>

<image:title>Residential - Custom Lodge</image:title>
<image:caption>This family meeting lodge was designed as a destination for the 20 acre property on the coast of a great lake. It has large gathering spaces with a connected tiny house for the owners.</image:caption>

<image:title>Residential</image:title>
<image:caption>Historic Addition With new first floor "Mother/Daughter" apartment and second floor Master Suite, this 1,880 square foot addition effectively doubled the size of the home. Exercising a delicate touch we were able to enlarge this older home in Ramsey, NJ to meet the needs of a contemporary family without sacrificing the structure's historic character. Capturing elements of the original home but using modern building technology, the addition appears to have always been there.</image:caption>

<image:title>Residential</image:title>
<image:caption>2 Family Living A two family solution doesn't have to look like 2 houses smacked together. A common front door to a shared foyer and a divided two car garage allows for separation while a street porch for one and balconies for the other offers a shared use of the property without sacrifices privacy.</image:caption>
</image:image>

<image:title>Residential</image:title>
<image:caption>Home Office A county road makes for a great location for a doctor's home office, the trick in its design is to make comfortable living quarters and an efficient office layout. Adding a new second floor to existing ranch provided the extra square foot needed for the family in a symmetrical elevation which allowed for the separation and clear delineation of each use. The doctor loves his commute and the patient enjoys the causally professional atmosphere.</image:caption>

<image:title>Residential</image:title>
<image:caption>Doubling Up When the first floor works but extra space is needed the easiest thing to do is add a second floor, the hard part is doing it so that looks right. This design uses overhangs; flip flopping roof lines and more than just siding for a very nice curb appeal.</image:caption>

<image:title>Residential</image:title>
<image:caption>Luxury Living This new 6,200 square foot home replaces an older one that was too small and in dire need of updating. It provides a single floor of ample living and entertaining space for the owners as well as a private office that allows the owners to work from home. A second floor of guest suites welcomes family and friends when they visit. Taking a design approach to living that creates outdoor spaces that function as extended living spaces we connect indoor and outdoor seamlessly.</image:caption>

<image:caption>This 24,000 square foot building is being rebuilt from the inside out to maximize the interior volume of on old, high ceiling movie theater. <image:title>Commercial - Mixed-Use Buildings</image:title>
<image:caption>In downtown Ridgewood, the first floor use is best to be commercial and the second floor residential. This building will be the home of another restaurant, but this one will provide on site parking, and the second floor will include two one bedroom apartments.</image:caption>

<image:title>Commercial - Historic Rehabilitation</image:title>
<image:caption>The renovation to this distressed but grand old structure in Ridgewood was a code-compliant renovation that returned the original Town library to its former glory using contemporary materials and methods of construction. The work done on the library not only freshened it up visually but brought it up to current code standards with improved mechanical systems and handicap accessibility, making it a viable structure again, and for years to come.</image:caption>
